Luxury town home models at Legacy Hills Golf Course

When ground broke last week on six luxury town homes at Legacy Hills Golf Course, architect Jerry Fedorchak felt confident he and his partners caught the market on an upswing. “I think the bottom of the housing market is behind us,” he said.

The construction is the first step in a 10-phase project to build 44 town homes on a new section of Legacy Hills Golf Course, Legacy Ridge. The course is located between La Porte and Michigan City on U.S. 35. Golf View Townhomes is being developed and financed by Legacy Hills Development, a partnership of Fedorchak (president of G.M. Fedorchak and Associates), James Magnuson (president of Legacy Hills Golf Course) and Robert Magnuson (president of La Porte Chrysler). The three thought that now would be the perfect time to embark on the project given the current state of the real estate market.

“We found that this is a great time to build … There’s a lot of contractors hungry for work,” Fedorchak said.

Because contractors looking for work have submitted aggressive bids, Fedorchak estimated the Legacy Hills Development has saved around 10 percent from what the project would have cost a year or two ago. Fedorchak said the savings are proportionate to the decline in home sale prices.

Models are expected to be open to the public by Jan. 1, and the first phase of the project includes the club house with community room, fitness center and swimming pool in addition to the first town homes. Each subsequent phase of the project will include two to six new town homes.

The town homes can be two or three bedroom units with two bathrooms and offers up to 3,852 total square feet. They will have master suites with golf course views, open concept kitchens and optional three-seasons rooms. There will also be a loft (or third bedroom) overlooking the great room. Each unit comes with a 2.5 car garage.
